The space
Recently renovated family villa located on a beautiful site with open views over historic Biot village. The property is south west facing and enjoys excellent sunshine and lovely sunset views.
The villa location is very central. It is only 8 minutes drive to the beach, 12 minutes to Antibes, and a short walk (1km) to the center of Biot village. Nice and Cannes are both less than 25m by car. Alternatively, from nearby Biot train station, guests have easy daytrip access to the main cities/towns of the Cote d'Azur, from Cannes to Monaco and as far Ventigmilia in Italy.
Top floor: Main entrance; main living space with comfortable sofas and fireplace and a dining area open to a fully equipped open "American kitchen" - all opening onto a balcony/terrace dining area with beautiful views over Biot village; 1 master bedroom with queen bed (160cm), dressing room and full bathroom (tub + toilet); 2 bedrooms, each with a double bed (140cm) and full bathroom (shower + toilet), 1 half bathroom (toilet). Air conditioning in bedrooms.
Lower floor: 1 bedroom with a 140cm bed and french doors to lower terrace/balcony, 1 bedroom with 2 single/twin beds; shared full bathroom (Shower); 1 TV/Gaming room with reclining sofas; A separate laundry room with washer and dryer.

The pool area at the front of the villa has uninterrupted stunning views over Biot village and contains the pool, a lounge area shaded by an adjustable pergola, an outdoor ping pong table, and a home gym.
The swimming pool is 12x4m, with a depth of 1.5m, and is excellent for lap swimming. The pool has an approved child security alarm.
The home gym in located in a separate small building in the garden and contains a multi-gym machine, a rowing machine, an exercise bike and free weights.
The lower garden area has a traditional petanque area, fruit trees, and a small vegetable plot from which guests are welcome to use ripe vegetables during their stay.
